Additional Steps for VA Loans
1. Start gathering documents:
- DD-214 Form or Statement of Service
- Certificate of Eligibility (need our help obtaining your COE?)
- 2 years of W2s
- 2 years of tax returns
- 2 recent paystubs
- 2 recent bank statements

2. Pull credit (we will do that for you.)
VA loans require a minimum credit score of 620, however they also have very relaxed qualifications when compared to regular loans. Even if you’re uncertain that your credit score will qualify you for a loan, contact our VA loan specialist. We have credit restoration programs and have worked with MANY veterans to improve their credit scores and get them into a home using the VA loan.
3. Go house shopping with your pre-approval letter
Once we’ve pulled your credit and sent you through our underwriting process, we will issue a pre-approval letter indicating that you’ve been pre-qualified for a loan. Many sellers prefer to work with buyers who have this letter in-hand. It lessons the risk involved in the real estate negotiations and signifies that you’re ready to buy and have financing lined up.
4. Finish collecting all of the documents on your VA Loan Checklist.
Once clients have found a home and have an accepted contract, we’ll finalize the VA loan application. We’ll set up all of the next steps like an appraisal, title and homeowners insurance for underwriting. We’ll coordinate paperwork if any conditions or updated documents are required.
